Cleaning
You would be amazed what a little cleaning can do to the aesthetics of your house. Bust out that dusting mop and grab that old tooth brush and get down to business. Make sure that your house looks good and by that I mean clean up toys, clothes, garbage, etc. Also I would suggest buying some air freshers to get rid of that stale smell in your house that you have become accustom to ; )
Landscaping
First impressions are important. When people pull up to your house they don’t want to be reminded of all the yard 
work that goes into owning a home. Freshen up your landscape by using some of these tips.

Moving and Storage
Even if you are nonetheless living in the home, once you put it on the market, it is smart to get some of your private items packed and stored, prepared for your move. Commissions
This is a big one. Selling your home through an agent entitles them to a commission. Think 6% of your sale price. This can be more or less, but 6% is a good estimation. When you are calculating your asking price, make sure you factor in commissions as well as the other charges listed above.
